Summary
Mr. Litvak's practice primarily involves the representation of developers, operators and investors in the acquisition, leasing, financing and development of commercial properties. He has extensive experience handling all types of commercial real estate transactions on behalf of entrepreneurial investors, equity groups, special loan servicers, local and national developers, retailers and other end-users, with an emphasis in the retail sector.
A significant portion of Mr. Litvak's practice focuses on distressed real estate transactions. In particular, Mr. Litvak handles a large volume of loan workouts, short-sales and other transactions involving properties that are bank-owned (REO) or operating under the control of receivers or special loan servicers. Over the past 18 months, he has represented borrowers, investors and equity groups in approximately 25 closings involving either the disposition or acquisition of distressed properties. In addition, Mr. Litvak routinely represents investors and borrowers in implementing creative business solutions to manage distressed real estate assets.

Specific Projects
- Handled a $766 million sale of a business division for a Fortune 100 company involving the conveyance and disposition of 70 properties located in 36 states and Canada.
- Represented an institutional owner in the leasing of a 14 million-square foot industrial real estate portfolio.
- Represented an equity sponsorship group in the acquisition of two distressed retail centers located in Atlanta, Georgia, which were sold by a court-appointed receiver acting on behalf of a special loan servicer and involved the restructuring and assumption of existing debt on the properties.
